Bathroom & kitchen resealing in Peckham, Greater London
Our applicators work in Peckham on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- A messy, uneven bead from a previous reseal
- Leaks into the floor or ceiling below
- Black spots spreading through the bead
About our bathroom resealing in Peckham
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on baths, shower trays & enclosures and basins & vanity units, and common reasons people get in touch are leaks into the floor or ceiling below and black mould in the silicone that won’t clean off.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.
Our work is backed for twelve months, in Peckham and everywhere else we cover.

How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- Access and height
- When we can work, for business premises
- How much there is to do
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What bathroom resealing looks like in Peckham
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Peckham. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Queens Road Peckham station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as John Donne Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Do you need bathroom resealing in Peckham?
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
Most people get in touch after spotting something like this:
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
- Gaps where the bath or tray has moved
For an older house near a landmark such as All Saints Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- How the colour is chosen
- Whether all the old sealant comes out first
- What insurance they hold
- When the joint can take water or movement

Peckham questions
Do you work in hotels near Peckham?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is parking a problem for a job in Peckham?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Why us?
- Old sealant always removed completely
- White, clear, grey or another colour, product permitting
- Experience in homes, commercial sites and hotels
- Arbo and Everbuild products

What the job involves on each surface
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
What we do, step by step
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most single baths and showers. In Peckham, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Keep children and pets away from the work area
