Telegraph Hill Bathroom Resealing
Bathroom resealing for Telegraph Hill and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Water getting behind the kitchen upstand
- A joint torn by a bath that flexes
- A messy, uneven bead from a previous reseal
How the visit works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Telegraph Hill. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height

Bathroom resealing in Telegraph Hill
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have black spots spreading through the bead and a joint torn by a bath that flexes, we can help, whatever the surface.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Telegraph Hill, bathroom resealing is as much about a room looking cared for as about keeping water out.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Bathrooms and kitchens in Telegraph Hill
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps.
For an older house near a landmark such as St Catherine's Hatcham, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Telegraph Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Telegraph Hill, the repair is bigger than the sealant job would have been.
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it isn’t properly supported
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we’re called out for in Telegraph Hill
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
Common reasons people contact us are:
- Water getting behind the kitchen upstand
- Water getting behind the bath panel
- Black spots spreading through the bead
- A reseal done over the top of the old bead
Managing a site like Haberdashers' Hatcham College? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- How the joint is cleaned and prepared
- Whether all the old sealant comes out first
- How the colour is chosen
- When the joint can take water or movement
Your questions about bathroom resealing in Telegraph Hill
Is parking an issue for bathroom resealing in Telegraph Hill?

Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.

Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Do not leave water standing on kitchen joints
- Give the silicone its full cure time
Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
