What affects the quote in South Bermondsey

We do not publish a price list. The quote depends on:

  • How much there is to do
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Where the property is
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

About our bathroom resealing in South Bermondsey

Across South Bermondsey, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with a joint torn by a bath that flexes and water getting behind the kitchen upstand, across baths, basins & vanity units and sinks & splashbacks.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in South Bermondsey more than a cosmetic job.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)
  • Damage behind the tiles that needs a tiler

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Baths
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for a single bath or shower. For a job in South Bermondsey, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check the joints every few months for splits or lifting
  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Signs you need bathroom resealing in South Bermondsey

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • Water getting behind the kitchen upstand
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved

Schools such as Ilderton Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

  • What insurance they hold
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first

Common questions in South Bermondsey

Could a tired shower seal in my South Bermondsey flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Do you work for hotels and guest houses in South Bermondsey?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or email us.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How much does bathroom resealing cost in South Bermondsey?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or send us an email and tell us what needs doing and where.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

For anyone letting property in or around South Bermondsey, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in South Bermondsey, the repair is bigger than a sealant job.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before we start.

Why us?

  • Anti-fungal silicone where joints get wet
  • Full insurance on every job
