Bathroom Resealing in Vauxhall
Our applicators work in Vauxhall on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Water getting behind the bath panel
- Black mould in the silicone that will not clean off
- A messy, uneven bead from a previous reseal
About our bathroom resealing in Vauxhall
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are gaps where the bath or tray has moved and a messy, uneven bead from a previous reseal.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Vauxhall, bathroom resealing is as much about a room looking cared for as about keeping water out.
Each job carries a 12-month guarantee.

Landlord and commercial work in Vauxhall
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
How we quote for bathroom resealing
Call for a quick quote. What matters most is:
- The number and length of the joints
- The old material and how stubborn it is
- Whether the work is at height
- The product the joint needs
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Asking for a quote
When you call or email, it’s useful to know:
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- Pictures of the joints, sent by email

What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In Vauxhall, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

Questions from Vauxhall
Do you work for hotels and guest houses in Vauxhall?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
I let a flat near Vauxhall station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
How long does a bath or shower reseal take?
It takes around two hours for one bath or shower, longer for a whole bathroom. You will know how long to expect before any work starts.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How to look after the new joints
So the new joints stay in good condition:
- Dry the bead with a towel now and then
- Do not let bottles sit on the bead
- Give the silicone its full cure time
- Keep an eye on the corners, where splits start
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just ring 0345 464 0079 or drop us an email.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
It helps to know what we cannot do too:
- A leaking waste, trap or valve
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Common problems we fix in Vauxhall
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Any of these means the joints need attention:
- Sealant that has split, shrunk or peeled away
- Water getting behind the bath panel
- Smears of silicone across the tiles
- A joint torn by a bath that flexes
Rented homes near Vauxhall station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
