Bathroom resealing in Southwark

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, wet rooms and baths, and the jobs we see most are black mould in the silicone that won’t clean off and cracked, shrunken or lifting silicone.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Southwark, that’s a good reason to put tired sealant and grout right early.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Whether the work is at height
  • When we can work, for business premises
  • The product the joint needs

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In a London area like Southwark, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Advice

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Let new sealant cure fully before it gets wet
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry worktop joints after washing up
  • Open a window or run the fan so the room dries

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Common problems we fix in Southwark

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

People normally contact us when they notice one of these:

  • Black mould in the silicone that will not clean off
  • Cracked, shrunken or lifting silicone
  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop

As a London address, Southwark can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before you book

  • How long the guarantee is
  • Whether all the old sealant comes out first
  • Who turns up on the day
  • What the cure time is

How the job changes by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Bathroom resealing around Southwark

Southwark has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings.

Managing a site like Charles Dickens Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Elephant & Castle station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them

Questions from Southwark

Do you work in hotels near Southwark?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near Elephant & Castle station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you cover Southwark?

Yes, we do. Southwark is part of the area we cover.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Is white the only colour available?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
