Regrouting in Vauxhall, done properly

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. Typical jobs include old grout in a dated colour and grout that stays dark however much it’s cleaned, across shower walls, kitchen splashbacks and bathroom wall tiles.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Vauxhall, that’s a good reason to put tired sealant and grout right early.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What we do, step by step

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. The work normally takes a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area
  • Mention any tricky access

What happens if it’s left?

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. In a flat in Vauxhall, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Take a look at what affects the cost and customer reviews.

What affects the cost of regrouting

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Access and height

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand.

Bathrooms and kitchens in Vauxhall

Vauxhall has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Vauxhall station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as Vauxhall Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Vauxhall questions

Could a tired shower seal in my Vauxhall flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Is parking a problem for a job in Vauxhall?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How long should I wait before showering?

It varies with the products and the room. We will give you a time to follow when the job is done.

Where do you work from?

We work from Crawley. We cover Vauxhall and the rest of Greater London, along with the rest of our area.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

What goes in the corners, grout or silicone?

We seal corners with silicone. They flex and grout can’t take that movement.

Do you cover Vauxhall?

Yes, we do. Vauxhall is part of the area we cover, and the service is the same as everywhere else.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you need regrouting in Vauxhall?

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.

The most common problems we see are:

  • Shower grout that has worn away
  • Kitchen splashback grout stained by grease
  • Grout that stays dark however much it’s cleaned
  • Crumbling grout between the tiles

Homes close to St Peter's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before booking

  • How the colour is chosen
  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • Is VAT in the price?

Our hiring checklist

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

For anyone letting property in or around Vauxhall, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • A leaking shower valve or waste
  • Tiles that have come away from the wall
  • A structure that flexes behind the tiles

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
