About our fire rated sealant in City of London
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on linear gaps, flats & HMOs and service penetrations, and the jobs we see most are unsealed gaps where pipes and cables go through a wall and damaged fire sealant left by other trades.
London blocks of flats carry pipes and cables through walls and floors in their common parts and service risers. For managing agents and building owners in City of London, that can mean fire-rated sealant around service openings as well as resealing in shared washrooms and kitchens.
Big or small, it’s backed by our one-year guarantee in City of London.

What we can’t put right
In fairness, there are a few things sealant will not fix:
- Problems with the door itself rather than the gap around the frame
- Openings too large for sealant, which need batts, boards or another system
- Sign-off of the building, which sits with building control or your assessor
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.
What we seal
- Pipe & cable gaps
- Linear gaps
- Plasterboard & masonry
- Door frames
- Flats & HMOs
- Service penetrations
What the job involves on each surface
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.
What happens on the day
Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. In a London area like City of London, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Before we arrive
- Tell us if parking is tricky
- Clear the area around the work
- Let us know about earlier repairs to the joints

Common questions in City of London
Is parking a problem for a job in City of London?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you work for hotels and guest houses in City of London?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you tell me which gaps need fire stopping?
No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
Do you certify the fire stopping?
We do not issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you come to City of London?
Yes. We cover City of London, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or drop us an email.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Never patch a fire seal with standard sealant
- Photograph sealed gaps before they’re covered up
- Keep the record of products and locations with your fire safety documents
- Allow for resealing whenever new services are run
Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.
What happens if it’s left?
A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in City of London, the repair is bigger than a sealant job.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

What affects the cost of fire rated sealant
The price is agreed before any work begins. It takes into account:
- Whether there’s mould to deal with
- When we can work, for business premises
- How easy the joints are to reach
- The size of the job
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before we start.
Helping us quote
To make quoting easier, let us know:
- Any access issues, like height or stairs
- The rough size of the job
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
