How we handle commercial sealant in City of London

In student and care accommodation, there are often many near-identical bathrooms. A room-by-room programme keeps the job organised, working around residents and staff routines. We are often asked to deal with worktop sealant that has shrunk and stained and leaks from showers into rooms or ceilings below, on welfare facilities, rental portfolios and retail & leisure sites.

London blocks of flats carry pipes and cables through walls and floors in their common parts and service risers. In City of London, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Note the date each area was done
  • Include the silicone on your room checklists
  • Do not leave a failed joint until the next refurbishment
  • Schedule work around occupancy

A squeegee in each shower is a simple help: walls and trays dry faster, and so does the sealant.

Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.

What happens if it’s left?

Before an inspection, audit or busy season, sealant is easy to overlook. Booking it in good time leaves room for the cure time before the visit, without a last-minute rush. In a flat in City of London, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a single washroom, longer for a whole building from start to finish. In City of London, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We start with a site walk to agree the rooms and the timing.
  2. Each area is protected and the old sealant cut out completely.
  3. The joints are degreased, treated and left to dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Move anything stored near the joints

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Leaking pipework, valves or wastes (a plumber’s job)
  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Water damage behind the tiles that needs a tiler or builder

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

City of London is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you look after a building such as Fashion Retail Academy, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours. City of London: your questions answered

Do you take on hotel work around City of London?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can parking be tricky for a visit in City of London?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you send RAMS and insurance details for our site?

Tell us what paperwork your site needs, such as method statements, risk assessments or insurance details, and we will confirm what we can supply with the quote.

Can you reseal bathrooms across several rental properties?

Yes. Between tenancies is a good time to reseal bathrooms and kitchens and several properties can be quoted together.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

How soon can a room be used after resealing?

Follow the cure time we give you, which is generally around 24 hours. Planning the order of rooms keeps that downtime manageable.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can I choose the sealant colour?

In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.

Different surfaces, different methods

Student & care accommodation

Care homes need careful planning around residents, and staff are told when each bathroom can be used.

Rental portfolios

Landlords and agents can have several properties resealed in one programme, with each one done when access suits.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
