About our bathroom resealing in Shacklewell
Across Shacklewell, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about water getting behind the kitchen upstand and leaks into the floor or ceiling below.
Hard London water leaves limescale on sealant, grout and taps alike. In Shacklewell, bathroom resealing is as much about a room looking cared for as about keeping water out.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What sealant work can’t fix
New sealant cannot fix everything, and we’ll tell you before work begins. Sealant will not put right:
- Loose or hollow tiles, or failed tanking behind them
- A tray or bath that’s cracked through
- Movement from a bath with loose feet or no proper support

What else we do in Shacklewell
What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In a London area like Shacklewell, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Clear the area around the work
- On commercial sites, let us know about site rules
- Mention any parking rules near the property

Advice
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Aftercare tips
So the new joints stay in good condition:
- Give the silicone its full cure time
- Keep an eye on the corners, where splits start
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Your questions about bathroom resealing in Shacklewell
Could a tired shower seal in my Shacklewell flat affect the neighbours below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Do you work for hotels and guest houses in Shacklewell?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Does the resealing come with a guarantee?
Yes. Every job carries our one-year guarantee.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
How long will the resealing take?
It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What we are called out for in Shacklewell
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
People usually contact us after spotting one of these:
- Gaps between the worktop and the wall
- Water escaping at the shower enclosure
- Smears of silicone across the tiles
- Splits where the tray meets the wall
If you live in an older home near Church of St Barnabas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

- How long to leave it before use
