Bathroom Resealing in Hackney
Specialist bathroom resealing for Hackney: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
- New sealant laid over old sealant that is now lifting
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers. In a London area like Hackney, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Let us know about parking restrictions
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children

About our bathroom resealing in Hackney
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Hackney. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on wet rooms, baths and kitchen worktops & upstands, and common reasons people get in touch are a joint torn by a bath that flexes and cracked, shrunken or lifting silicone.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Hackney more than a cosmetic job.
Big or small, it’s backed by our one-year guarantee in Hackney and across Greater London.

What affects the cost of bathroom resealing
We do not publish a price list. The quote depends on:
- The size of the job
- Whether there’s mould to deal with
- How many areas need sealing
- The type of sealant required
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
To help us quote quickly, let us know:
- The problem you’ve noticed
- Where the property is
- A few pictures by email, if you can
- The type of property
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
Bathroom resealing around Hackney
Hackney has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Managing a site like Berger Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Hackney is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Homerton station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Hackney is about 4 miles north-east of London, in Greater London. Hackney gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 764 towns and villages across Greater London, large and small.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
Your questions about bathroom resealing in Hackney
Do you work for landlords with property near Homerton station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Can worn sealant in a flat in Hackney cause a leak downstairs?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
How do I get a quote for bathroom resealing in Hackney?
Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or send us an email and tell us what needs doing and where.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Dry the bead with a towel now and then
- Do not let bottles sit on the bead
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
How the job changes by surface
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Honest limits
It helps to know what we can’t do too:
- Movement from a bath with loose feet or no proper support
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Why act early in Hackney
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a flat in Hackney, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
