Your questions about bathroom resealing in Cambridge Heath
Do you work in hotels near Cambridge Heath?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I live in a flat in Cambridge Heath. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Where is Mr Mastic based?
We work from Crawley. We cover Cambridge Heath and the rest of Greater London.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we’re fully insured.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Bathroom resealing for homes and businesses in Cambridge Heath
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on wet rooms, baths and basins & vanity units, and common reasons people get in touch are water escaping at the shower enclosure and gaps where the bath or tray has moved.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Cambridge Heath, bathroom resealing is as much about a room looking cared for as about keeping water out.
All of our work is guaranteed for twelve months, in Cambridge Heath and everywhere else we cover.

What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a couple of hours for a single bath or shower. In Cambridge Heath, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Clear the area around the work
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children

We also work for property managers and facilities teams in Cambridge Heath and across Greater London. We can quote a run of properties together, and we’re fully insured.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If we find a deeper problem, you’ll hear it from us. In a flat in Cambridge Heath, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Looking after it afterwards
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Let new sealant cure fully before it gets wet
- Move toiletries away from the joint
- Dry the bead with a towel now and then
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Bathroom resealing in Cambridge Heath: local notes
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, so limescale builds up on sealant, grout and fittings.
Schools such as Mowlem Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. As a London address, Cambridge Heath can be tricky for parking: let us know about parking bays, permits or a driveway.

What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- Whether the work is at height
- The number and length of the joints
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Asking for a quote
What to tell us when you ask for a quote:

When to call us in Cambridge Heath
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
- Water getting behind the kitchen upstand
- Two layers of silicone, both failing
For landlords with property near Cambridge Heath station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Before booking anyone

- Which colour the sealant will be
- What happens if the job turns out different
- How the joint is cleaned and prepared

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
