New build mastic in Tottenham

New build mastic for homes and businesses in Tottenham

A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. We work on skirting & floors, plot handovers and windows & doors, and the jobs we see most are frame joints opening as the plaster dries and shower seals failing in the first year or two.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover.

Our work is backed for twelve months.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not seal over failed sealant yourself
  • Look at the sealant regularly in the first couple of years
  • Follow the cure time we give you
  • Clean sealant with mild detergent, not abrasives

Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

Advice

Tottenham: your questions answered

I let a flat near Bruce Grove station. Can you help?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Can parking be tricky for a visit in Tottenham?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Why does sealant fail so quickly in new builds?

A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Who should fix failed sealant in a new build?

Start with the builder if you are in the snagging or warranty period. Once that is done, or if they will not put it right, we’ll cut it out and reseal it.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Where are you based?

Mr Mastic is based in Crawley. We cover Tottenham and the rest of Greater London, along with the rest of our area.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • Structural cracks in walls or ceilings
  • Plumbing faults behind the sealant
  • Cracked trays, tiles or worktops

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Where we work in Tottenham

  • Windows & doors
  • Bathrooms & en suites
  • Show homes
  • Kitchens
  • Plot handovers
  • Skirting & floors

Different surfaces, different methods

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish. Tell us when the home is open so we can plan around it.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in with baths filled first.

Joints and finishes in Tottenham homes

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent.

For new homes near Bruce Grove station, it’s worth checking the sealant early, while snags are still fresh.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Why deal with it now?

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. In a flat in Tottenham, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why us?

  • Anti-fungal silicone where joints get wet
  • Homes, businesses and hotels
  • More than 20 years in sealant work

What we’re called out for in Tottenham

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly.

Keep an eye out for any of the following:

  • Kitchen sealant that has pulled off the wall
  • Leaking shower tray seals in a new home
  • Cracked caulk along new skirting
  • Gaps opening as the house dries out and settles

Tottenham is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • How long to leave it before use
  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
