Bathroom resealing in Upper Edmonton

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are water getting behind the bath panel and cracked, shrunken or lifting silicone.

Hard London water leaves limescale on sealant, grout and taps alike. In Upper Edmonton, bathroom resealing is as much about a room looking cared for as about keeping water out.

Each job carries a 12-month guarantee, whatever its size.

Upper Edmonton homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

Upper Edmonton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Schools such as St John and St James CofE Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Upper Edmonton: your questions answered

Is parking an issue for bathroom resealing in Upper Edmonton?

Parking in Upper Edmonton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Could a tired shower seal in my Upper Edmonton flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What colours of sealant can you use?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Wet rooms
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Any working-time requirements on site
  • Any mould that needs treating

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To help us quote quickly, let us know:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Open a window or run the fan so the room dries
  • Squeegee the walls and tray after use
  • Use gentle cleaners on the silicone
  • Do not leave water standing on kitchen joints

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Move anything stored near the joints

Advice

Landlord and commercial work in Upper Edmonton

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Why act early in Upper Edmonton

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Upper Edmonton.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us and we’ll talk you through it.
