How we handle bathroom resealing in Hale End

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or email us, and you will get a clear quote before any work starts. Common call-outs are for damp behind the bath or under the tray and splits where the tray meets the wall, across kitchen worktops & upstands, shower trays & enclosures and wet rooms.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Hale End are no different.

Each job carries a 12-month guarantee, whatever its size.

How we quote for bathroom resealing

We don’t publish a price list. The quote depends on:

  • How many areas need sealing
  • Working hours on commercial sites
  • The number and length of the joints
  • Mould in or behind the old joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

To help us quote quickly, let us know:

  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or email us.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Surface by surface

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When something else is needed

Before you book, it’s worth knowing the limits:

  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Wet rooms

What happens on the day

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Hale End. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Hale End questions

Can worn sealant in a flat in Hale End cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Can you help a landlord with a rental near Highams Park station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. You’ll get the exact cure time before we leave.

Do you need bathroom resealing in Hale End?

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

The most common problems we see are:

  • Water escaping at the shower enclosure
  • Lumpy, uneven sealant from a DIY attempt
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

If you let a flat or house near Highams Park station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
