Silicone being applied where a shower enclosure meets beige wall tiles

Surface by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a couple of hours for a single bath or shower, depending on the amount of work. In Heron Quays, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Bathroom resealing in Heron Quays: local notes

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

If you live in an older home near St Peter's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Heron Quays is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we are called out for in Heron Quays

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Keep an eye out for these signs:

  • Smears of silicone across the tiles
  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • Damp behind the bath or under the tray

If you look after a building such as Seven Mills Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

FAQs for Heron Quays

Could a tired shower seal in my Heron Quays flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. A proper reseal before the leak starts is the easy fix.

Is parking a problem for a job in Heron Quays?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Where do you work from?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you work in Heron Quays?

Yes. We cover Heron Quays, as part of our work across South East England, London and Scotland. For a quote, ring 0345 464 0079 or send us an email.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.

What we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
