About our bathroom resealing in Wapping

Across Wapping, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and people most often call us about failed sealant on the screen profile and leaks into the floor or ceiling below.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Wapping are no different.

Each job carries a 12-month guarantee, large or small.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Quotes for bathroom resealing in Wapping

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • The type of sealant required
  • Access and height
  • The number of rooms or windows

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • The address or postcode of the job
  • The rough size of the job
  • Any access issues, like height or stairs

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Bathroom resealing in Wapping: local notes

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. Wapping has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

As a London address, Wapping can be tricky for parking: let us know about parking bays, permits or a driveway. For landlords with property near Wapping station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as St Mellitus College are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Wapping questions

I let a flat near Wapping station. Can you help?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.

Do you work in hotels near Wapping?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Why it’s worth doing now in Wapping

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Wapping.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

What we can’t put right

New sealant can’t fix everything, and we will tell you before we start. It won’t solve:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units

How the visit works

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. In Wapping, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
