Questions from Shadwell

Could a tired shower seal in my Shadwell flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.

Do you work in hotels near Shadwell?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Do you work in Shadwell?

Yes. We are based in Crawley and work across South East England, London and Scotland, Shadwell included.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

How we handle bathroom resealing in Shadwell

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Shadwell. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and people most often call us about black spots spreading through the bead and lumpy, uneven sealant from a DIY attempt.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Shadwell, getting the joints right keeps water where it belongs and the room looking clean.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What to tell us for a quote

When you call or email, these details help:

  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or email us with the details.

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Shadwell. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Advice

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What bathroom resealing looks like in Shadwell

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. Shadwell has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

As a London address, Shadwell can be tricky for parking: let us know about parking bays, permits or a driveway. Homes close to St Paul's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Shadwell is about 1 mile south-east of Whitechapel, in Greater London. Anywhere in SE16, our applicators can take on bathroom resealing. Our area takes in 764 places across Greater London, large and small.

Our applicators cover all of SE16, E1 and E1W for bathroom resealing and the streets around it. Whether your property is on Swan Road, Thame Road and Brunel Road or anywhere close by, we can help. Being close to the A101 and A126, Shadwell is easy for our applicators to reach. Around Shadwell

Well-known places in the area include St Olave's Hospital (0.8 miles south-west) and The Pumphouse Educational Museum (within half a mile east). For a walk, there’s Lavender Pond and Tower Hill.

Do you need bathroom resealing in Shadwell?

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

It’s worth asking for a quote if you see:

  • Failed sealant on the screen profile
  • Black mould in the silicone that won’t clean off
  • Sealant that has split, shrunk or peeled away
  • Splits where the tray meets the wall

For site and facilities teams at buildings such as Peter Hills with St Mary's and St Paul's CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Are they insured?
  • Whether VAT is included
  • Whether you can choose the colour
  • How hidden problems are handled

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
