Need sand mastic in Shadwell?

Sand mastic in Shadwell, done properly

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. We work on sash and case windows, brick reveals and period & listed homes, and people most often call us about cement or filler used on old window joints that has cracked and wind and rain getting in round a sash window.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Shadwell as anywhere.

Each job carries a 12-month guarantee, large or small.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep sills and gutters clear so water drains away
  • Sort the mastic before the decorators arrive
  • Get any rot dealt with first
  • Look over the window mastic once a year

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Windows and doors in Shadwell

Historic houses like Mansion House (about 1.9 miles west) are a reminder that the area around Shadwell has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Peter Hills with St Mary's and St Paul's CofE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Wapping station, any sash windows need sound mastic to keep draughts and rain out. In the older streets around St Paul's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Decayed frames that need repair
  • Masonry that needs repairing

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Why it’s worth doing now in Shadwell

Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why book with us

  • Tidy, careful work
  • 12-month guarantee on every job

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Shadwell questions

Can parking be tricky for a visit in Shadwell?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Shadwell for sand mastic?

Yes, Shadwell is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. If you are redecorating the window, ask us first and we’ll advise.

Is sand mastic better than silicone for my windows?

That depends on your windows. Period windows in stone or brick usually suit sand mastic, while modern frames normally get a flexible sealant.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can you replace silicone on a period window with sand mastic?

Yes. We remove the silicone and clean the joint before the sand mastic goes in.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours per window, depending on the condition of the joints for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Shadwell. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
