How we handle window mastic in Wapping

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before any work starts. Just phone 0345 464 0079 or send us an email and tell us how many frames there are and how they’re reached. Common call-outs are for whistling draughts around closed windows and white mastic on grey or black frames, across patio & French doors, composite doors and window sills.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking.

Big or small, you get the same one-year guarantee.

What we are called out for in Wapping

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

It’s worth asking for a quote if you see:

  • Rain getting in at the frame or under the sill
  • A bead that does not match the frame
  • Whistling draughts around closed windows
  • Cracked sealant at the sill ends

Homes close to St Peter's include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • What product goes in the joint
  • Whether all the old sealant comes out first
  • Are they insured?
  • How the surfaces are prepared before sealing

Our hiring checklist

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What the job involves on each surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that.

Window mastic in Wapping: local notes

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. In a converted house or block, who looks after the windows depends on the lease, so check that before you book.

As a London address, Wapping can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as St Mellitus College, its window and door frames need their mastic kept sound, just like a home’s.

Your questions about window mastic in Wapping

Is parking a problem for a job in Wapping?

Parking in Wapping, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you work for landlords with property near Wapping station?

Yes. We work for landlords and agents as well as homeowners. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Can resealing stop a draught around my window?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

What do you need from me for a quote?

Tell us what needs doing and where. If we need more, we’ll ask.

What happens on the day

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work usually takes a few hours for a handful of frames, longer for a whole house. In a London area like Wapping, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Mention any tricky access

How we quote for window mastic

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • How many areas need sealing
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and send you a clear quote before any work starts.

Asking for a quote

To help us quote quickly, let us know:

  • The rough size of the job
  • Photos by email, if that’s easy
  • The address or postcode of the job
  • How we’d reach the joints

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

What we can’t put right

It helps to know what we can’t do:

  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped
  • A frame that has rotted at the joint

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Patio & French doors
  • uPVC windows
  • Timber windows & doors
  • Aluminium frames
  • Window sills
  • Composite doors

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
