How we handle window mastic in East End of London

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. Common call-outs are for cracked internal joints between frame and plaster and whistling draughts around closed windows, across aluminium frames, window sills and uPVC windows.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

All our work comes with a one-year guarantee.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Don’t use solvent cleaners on the joint
  • Make sure the drainage slots aren’t blocked
  • Paint up to the joint, not over it
  • Look round the frames every year or so

Most silicone sealants will not take paint, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Signs you need window mastic in East End of London

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Any of these means the joints need attention:

  • Mastic that is falling out in pieces
  • White mastic on grey or black frames
  • Damp patches on the reveal after heavy rain
  • Gaps between the frame and the inside reveal

If you live in an older home near Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions from East End of London

Is parking a problem for a job in East End of London?

Parking in East End of London, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you do window mastic in East End of London?

Yes. Our work covers London and the South East, and East End of London is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can you do upstairs windows?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first.

Windows and doors in East End of London

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking.

Letting a property close to Shadwell station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Managing a site like St Mary and St Michael Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

How the visit works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take most of a day for a typical house, less for a few frames, and we tell you how long to leave it before we go. In East End of London, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Why it’s worth doing now in East End of London

The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in East End of London.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we can’t put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Rotten timber, which needs a joiner first
  • A sash or casement that will not close properly
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • uPVC windows

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
