How we handle bathroom resealing in Angel

A bead that has gone black, split or come away is worth sorting before it lets water through. Just call 0345 464 0079 or drop us an email with a photo of the joints, and you will get a clear quote before any work starts. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about cracked, shrunken or lifting silicone and shrunken sealant along the back of a worktop.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Angel, bathroom resealing is as much about a room looking cared for as about keeping water out.

Every job comes with a 12-month guarantee.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. For a job in Angel, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Landlord and commercial work in Angel

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Dry worktop joints after washing up
  • Never pick at the silicone with a blade
  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Bathroom resealing in Angel: local notes

There are hotels and other places to stay in and around Angel. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Rented homes near London Kings Cross station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to St Mark's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Angel is about 1 mile north-east of St Pancras, in Greater London. Angel’s nearest station is London Kings Cross station, roughly 0.7 miles west of the centre. What the job involves on each surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

When to call us in Angel

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

People normally contact us after spotting something like this:

  • A messy, uneven bead from a previous reseal
  • Sealant that has split, shrunk or peeled away
  • Failed sealant on the screen profile
  • Black mould in the silicone that won’t clean off

Schools such as St John Evangelist RC Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Our hiring checklist

Why deal with it now?

Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Angel, the repair is bigger than the sealant job would have been.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.
