About our bathroom resealing in Pentonville

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Common call-outs are for new sealant laid over old sealant that is now lifting and failed sealant on the screen profile, across sinks & splashbacks, shower trays & enclosures and baths.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Pentonville more than a cosmetic job.

Whatever the size of the job, it’s backed by our one-year guarantee.

FAQs for Pentonville

Is parking a problem for a job in Pentonville?

Parking in Pentonville, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you take on hotel work around Pentonville?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Are you insured?

Yes. We are fully insured for every job we do.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.

Where is Mr Mastic based?

We work from Crawley. We cover Pentonville and the rest of Greater London.

The process

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a job in Pentonville, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support
  • A tray or bath that’s cracked through

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

Joints and surfaces we work on

  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Why act early in Pentonville

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it. In a flat in Pentonville, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • 20+ years of sealant experience
  • We leave the area clean and tidy
  • Domestic, commercial and hotel work
  • You choose the colour before work begins

What bathroom resealing looks like in Pentonville

London has hard water, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Pentonville. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

As a London address, Pentonville can be tricky for parking: let us know about parking bays, permits or a driveway. Homes close to Church of Saint Peter include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Pentonville is about 1 mile north-east of St Pancras, in Greater London. From the centre of Pentonville to the outskirts, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. Across Greater London, we cover 764 places, Pentonville among them.

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wait for the cure time we give you
  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Common problems we fix in Pentonville

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

It’s worth asking for a quote if you see:

  • Two layers of silicone, both failing
  • Cracked, shrunken or lifting silicone
  • Damp behind the bath or under the tray
  • Water getting behind the kitchen upstand

For landlords with property near Essex Road station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
