Sand mastic in Bishopsgate

About our sand mastic in Bishopsgate

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. Typical jobs include crumbling sand mastic round a window and mastic that needs renewing before redecorating, across timber door frames, brick reveals and sash and case windows.

Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Bishopsgate: your questions answered

Do you work for landlords with property near London Liverpool Street station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Can you do sand mastic in Bishopsgate?

Yes. We work across London and the South East, and Bishopsgate is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Is consent needed for window work on a listed home?

Checking first is sensible. Your local planning authority can say if consent is needed for listed or conservation-area properties.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What guarantee comes with the work?

Our 12-month guarantee applies on every job.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we’ll advise.

What affects the quote in Bishopsgate

You’ll get a clear quote before any work starts. It’s based on:

  • How many areas need sealing
  • Which sealant suits the joint
  • Any mould that needs treating
  • Any working-time requirements on site

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

To help us quote quickly, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.

Honest limits

To be straight with you, some problems need a different trade:

  • Sashes that need overhauling
  • Damaged stone surrounds
  • Putty and glazing repairs

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

Surfaces we seal

  • Stone surrounds
  • Period & listed homes
  • Timber door frames
  • Sash and case windows
  • Brick reveals
  • Tenement windows

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How the job changes by surface

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Timber door frames

Door frames get knocked and soaked, so their mastic can fail sooner. We rake it out and renew it.

Why act early in Bishopsgate

Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Bishopsgate, the repair is bigger than a sealant job.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

What you get with us

  • We leave the area clean and tidy

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Tell us about any water getting in

How to get a quote

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.

Bishopsgate homes and the weather

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Church of St Ethelburga, the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near London Liverpool Street station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Do you need sand mastic in Bishopsgate?

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

The most common problems we see are:

  • Open joints round the window box
  • Failed mastic on an exposed elevation
  • Tired mastic found when preparing windows for paint
  • A silicone bead on a sash window that spoils the look

If you look after a building such as The London School of Barbering, larger buildings have plenty of frames, and the mastic around each one ages.
