Sand mastic near Surrey Canal

When to call us in Surrey Canal

Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.

Signs it’s time to call us include:

  • Failed mastic on an exposed elevation
  • Mastic that needs renewing before redecorating
  • Crumbling sand mastic round a window
  • Gaps between timber frames and stone or brick

Rented homes near South Bermondsey station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

What your quote should include

  • Which sealant they’ll use, and why
  • What guarantee comes with the work
  • How long to leave it before use
  • What happens if they find a problem under the old sealant

10 questions to ask before you book

How we handle sand mastic in Surrey Canal

On many period windows, sand mastic looks right and suits the building. Newer frames normally get a flexible sealant instead, and we will talk through which suits your home. If you are dealing with draughty sash windows at the surround and old cement repairs round a window that have failed, we can help, whatever the surface.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Surrey Canal as anywhere.

Each job carries a 12-month guarantee, large or small.

How the job changes by surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Like-for-like sand mastic is generally favoured.

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the visit works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Surrey Canal. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Masonry that needs repairing
  • Sashes that rattle, stick or will not open
  • Broken panes

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.

Surfaces we seal

  • Brick reveals
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows
  • Tenement windows
  • Timber door frames

Keeping the joints in good condition

So the new joints stay in good condition:

  • Make sure water runs off the sill
  • Avoid patching sand mastic with silicone
  • Don’t paint over the new mastic
  • Look over the window mastic once a year

Don’t touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Why act early in Surrey Canal

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. In a flat in Surrey Canal, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Surrey Canal homes and the weather

With historic houses such as Queen's House (about 2.1 miles east) nearby, there’s older building stock in the area around Surrey Canal as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Ilderton Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Homes close to St Katharine with St Bartholomew include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

Surrey Canal: your questions answered

Can parking be tricky for a visit in Surrey Canal?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Can you do sand mastic in Surrey Canal?

Yes. Our work covers London and the South East, and Surrey Canal is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Is consent needed for window work on a listed home?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Surrey Canal.
