Floor joint sealing in Surrey Canal

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with open joints that fill with dirt and worn sealant at door thresholds, we can put it right, whatever the surface.

Much of London’s new housing is flats in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

Do you need floor joint sealing in Surrey Canal?

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Any of these means the joints need attention:

  • Gaps between floors and kitchen plinths
  • Open gaps along the bottom of skirting boards
  • Threshold joints that have opened or worn
  • Tiled floors with no room to move

As a London address, Surrey Canal can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Before booking anyone

How the job changes by surface

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. It’s resealed with a sanitary silicone, and we’ll tell you if the leak seems to come from elsewhere.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk painted or coloured to match.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Landlords, agents and businesses in Surrey Canal

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Housing providers, facilities teams and property managers book us too in Surrey Canal and across Greater London. Several sites can be quoted together.

Common questions in Surrey Canal

Can parking be tricky for a visit in Surrey Canal?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I let a flat near South Bermondsey station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit so the floor can move.

Can sealant along the skirting be painted?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

How long before the joint can take traffic?

We will tell you before we leave. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.

Do you come to Surrey Canal?

Yes. We work in Surrey Canal and the rest of Greater London, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or drop us an email.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a few hours, depending on the length of joint. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Surrey Canal. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. We check the joints and explain the aftercare.

How to prepare

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Use furniture pads near skirting
  • Avoid sloshing water against skirting
  • Walk round the room once a year and look at the edges
  • Avoid caulk in bathrooms and kitchens

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and stops it getting worse.
