External mastic in Surrey Canal, done properly

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. We are often asked to deal with joints pointed up with cement by mistake and sealant pulling away from one side of the joint, on brickwork movement joints, façade panels and joints between brick and frames.

Working on the outside of a London home means planning access: shared paths, upper floors and parking. For a home in Surrey Canal, tell us how high the joints are and how to reach the back of the building.

You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Your questions about external mastic in Surrey Canal

Is parking a problem for a job in Surrey Canal?

Parking in Surrey Canal, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you cover Surrey Canal for external mastic?

Yes. Our work covers London and the South East, and Surrey Canal is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Are you fully insured?

Yes, we’re fully insured.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Surrey Canal.

Why do you put foam in the joint first?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

What the job involves on each surface

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracked brickwork or render that needs a builder or plasterer
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

External mastic in Surrey Canal: local notes

In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking. Historic houses like Queen's House (about 2.1 miles east) are a reminder that the area around Surrey Canal has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

For landlords with property near South Bermondsey station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to St Katharine with St Bartholomew include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Surrey Canal is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What affects the quote in Surrey Canal

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The product the joint needs
  • Access and height
  • Mould in or behind the old joints
  • When we can work, for business premises

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • Where the property is
  • Photos by email, if that is easy
  • The rough size of the job
  • The problem you’ve noticed

If you are in Surrey Canal and need external mastic, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How it works

At the end, we look at the finished work together. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. In Surrey Canal, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or email us.

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid pressure-washing directly into sealant joints
  • Keep soil, plants and ivy away from the joints
  • Keep movement joints as flexible joints, not mortar
  • Point out the joints to other trades

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.
