About our floor joint sealing in South Bermondsey

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. Typical jobs include dirt and water collecting in open floor joints and gaps at thresholds between rooms, across concrete floor joints, commercial floors and thresholds.

New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in South Bermondsey and across Greater London. Several sites can be quoted together, and we are fully insured.

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. In a London area like South Bermondsey, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. We check the joints and explain the aftercare.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • For business premises, tell us about site rules or sign-in

Advice

What floor joint sealing looks like in South Bermondsey

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For site and facilities teams at buildings such as Ilderton Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Community buildings like Church of St Augustine are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Common problems we fix in South Bermondsey

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, showing where a movement joint was needed.

The most common problems we see are:

  • Skirting that has pulled away from the floor
  • Cracked grout where a tiled floor needs a movement joint
  • Rigid edge joints in tiled floors
  • Concrete floor joints that have broken down

For landlords with property near South Bermondsey station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Movement too big for a sealant joint
  • Subfloor problems that need a flooring contractor
  • Leaks from a failed tanking system

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Surface by surface

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

Skirting boards

Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking painted or coloured to match.

South Bermondsey: your questions answered

Is parking an issue for floor joint sealing in South Bermondsey?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid sloshing water against skirting
  • Act on grout cracks that run in a straight line
  • Ask before painting over a sealed joint
  • Keep dirt out of the joints

Keep off the joint for the time we give you. Feet are normally fine before mopping or wheeled traffic, and we will tell you both.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
