How we handle sand mastic in Single Street
Across Single Street, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand for a neat, traditional finish. If you have gaps round a timber door in stone or brick and mastic dropping out of the joint, we can help, on period & listed homes, sash and case windows and stone surrounds alike.
London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. The mastic around them dries out and cracks with age, which is when draughts and damp patches appear in homes in Single Street.
You are covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Why it’s worth doing now in Single Street
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Single Street, the repair is bigger than a sealant job.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Why book with us
- Arbo and Everbuild products
- Any old sealant cut out fully, not covered over
- Homes, businesses and hotels
- Tidy, careful work

Frames and glazing around Single Street
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Down House (about 1 mile north-west) are a reminder that the area around Single Street has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Managing a site like Cudham Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St Peter and St Paul, the joint between an old wall and a newer frame is generally the first place rain gets in. Single Street is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

How we quote for sand mastic
We quote each job individually. This is what makes a difference:
- Any working-time requirements on site
- The type of sealant required
- How much there is to do
- The number of rooms or windows
What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.
What we need to know
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Clear gutters so water doesn’t pour onto the windows
- Ask the planning authority about consent for listed or conservation-area homes
- Renew mastic before redecorating the windows
- Inspect the joints round the windows every year or so
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
What happens on the day
We keep the work tidy and contained to the joints we’re treating. The job usually takes anything from a few hours to a full day, depending on how many windows. In Single Street, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive

Single Street: your questions answered
Can you do sand mastic in Single Street?
Yes, Single Street is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.
Is parking a problem for a job in Single Street?
Parking in Single Street, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does sand mastic take to harden?
Not straight away. It skins first and hardens fully later and we’ll give you an idea for your job.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Can old silicone round a sash window be swapped for sand mastic?
Yes, we do this often. All the old silicone is removed first so the mastic beds in well.
