About our sand mastic in Aldersbrook

Silicone on a period window often looks wrong and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. We’re often asked to deal with gaps between timber frames and stone or brick and crumbling sand mastic round a window, across sash and case windows, stone surrounds and timber door frames.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Leave it or put it right?

Draughts round a sash window are not always the sashes. Open mastic joints round the box can let air in and new mastic seals them. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Aldersbrook.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we will talk you through it.

Do you need sand mastic in Aldersbrook?

Water gets into small cracks in the mastic and pushes it out. Exposed elevations usually fail first.

Most people get in touch when they notice one of these:

  • Patchy fillers round a sash window
  • Failed mastic on an exposed elevation
  • Old sand mastic that has cracked, crumbled or fallen out
  • Mastic round period door frames that has failed

If you look after a building such as Aldersbrook Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Our hiring checklist

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Clear gutters so water doesn’t pour onto the windows
  • Take care around the mastic when scraping paint
  • Check the mastic when you check the paintwork
  • Avoid patching sand mastic with silicone

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

What affects the quote in Aldersbrook

We do not publish a price list, because no two jobs are the same. What we look at:

  • The number and length of the joints
  • The number of rooms or windows
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • The type of property

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, ring 0345 464 0079 or send us an email.

Frames and glazing around Aldersbrook

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Wanstead Park station, any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near Church of St Gabriel, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Your questions about sand mastic in Aldersbrook

Can parking be tricky for a visit in Aldersbrook?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I let a flat near Wanstead Park station. Can you help?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

When will the new mastic be hard?

It forms a skin fairly soon and it hardens fully over a longer time. Timing depends on the weather and the joint.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

What’s sand mastic made of?

A traditional pointing material made from sand and a linseed-oil-based binder for the joint between timber frames and masonry.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Cracked or broken glass

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Stone surrounds
  • Tenement windows
  • Sash and case windows
  • Timber door frames
  • Brick reveals
  • Period & listed homes

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows. In a London area like Aldersbrook, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit
