Ivybridge: your questions answered
Do you work for landlords with property near Twickenham station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Is parking an issue for sand mastic in Ivybridge?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Is sand mastic better than silicone for my windows?
For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Do you come to Ivybridge?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Ivybridge.
Are you fully insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
Sand mastic in Ivybridge
Silicone on a period window often looks wrong and is not always the right material. Sand mastic is the traditional choice, and we can replace one with the other. If you have a silicone bead on a sash window that spoils the look and draughty sash windows at the surround, we can put it right.
From mansion-block windows to modern glazing in new flats, London has every kind of frame. The mastic around them dries out and cracks with age, letting in draughts and water.
Each job carries a 12-month guarantee, whatever its size.

What happens on the day
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. The work usually takes a few hours per window, depending on the condition of the joints. In a London area like Ivybridge, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.

- Mention any tricky access
- Mention any parking rules near the property
- Clear the area around the work

Why act early in Ivybridge
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Ivybridge.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Windows and doors in Ivybridge
Historic houses like Richmond House (about 1.1 miles south-east) are a reminder that the area around Ivybridge has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you look after a building such as Chase Bridge Primary School, its window and door frames need their mastic kept sound, just like a home’s. As a London address, Ivybridge can be tricky for parking: let us know about parking bays, permits or a driveway.

What affects the quote in Ivybridge
There’s no set price list, because no two jobs are the same. What we look at:
- Access and height
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Whether it has been sealed before
- Where the property is
- A few pictures by email, if you can
For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.
What we are called out for in Ivybridge
Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.
Common reasons people contact us include:
- Mastic that needs renewing before redecorating
- Draughty sash windows at the surround
- Mastic worn away on windows facing the weather
- Gaps round a timber door in stone or brick
Historic houses such as Richmond House, about 1.1 miles south-east, show how far back building around Ivybridge goes, and older homes nearby need a sealant that suits their walls.

- Planning or listed building consent (your local planning authority decides)
- Masonry that needs repairing

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
