Sand mastic in Neasden

Sand mastic for homes and businesses in Neasden

On many period windows, sand mastic looks right and suits the building. Newer frames normally get a flexible sealant instead, and we’ll talk through which suits your home. Typical jobs include window mastic to renew ahead of painting and old cement repairs round a window that have failed, across sash and case windows, tenement windows and brick reveals.

London has a lot of flats and conversions, where windows are often on upper floors. Who looks after the outside of the frames can depend on the lease, so check that first.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Cracked or broken glass
  • Decayed frames that need repair
  • Sashes that need overhauling

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Surfaces we seal

What the job involves on each surface

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. In Neasden, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Aftercare tips

Looking after new joints is easy:

  • Keep sills and gutters clear so water drains away
  • Renew mastic before redecorating the windows
  • Look over the window mastic once a year
  • Avoid patching sand mastic with silicone

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

An open joint round the box lets weather through. Left, the gap tends to get bigger.

Frames and glazing around Neasden

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Fenton House (about 2.9 miles east) are a reminder that the area around Neasden has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Letting a property close to Brent Cross West station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. In the older streets around St Catherine's Church Neasden with St Paul, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Northview Junior and Infant School, larger buildings have plenty of frames, and the mastic around each one ages.

Leave it or put it right?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

Common questions in Neasden

Is parking an issue for sand mastic in Neasden?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you work for landlords with property near Brent Cross West station?

Yes. We work for landlords and letting agents as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Is consent needed for window work on a listed home?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Quotes for sand mastic in Neasden

There’s no set price list, because jobs vary so much. What we look at:

  • Which sealant suits the joint
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • Any access issues, like height or stairs

To get a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
