Sand mastic in North Hyde, done properly
We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you have a silicone bead on a sash window that spoils the look and weathered mastic on the most exposed windows, we can help, whatever the surface.
Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in North Hyde is something to talk through when you book.
Our work is backed for twelve months.

North Hyde homes and the weather
With historic houses such as Osterley House (about 1.3 miles east) nearby, there’s older building stock in the area around North Hyde as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking.
For an older house near a landmark such as St Leonard's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. North Hyde is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Managing a site like Norwood Green Infant and Nursery School? Then its window and door frames need their mastic kept sound, just like a home’s.

Landlords, agents and businesses in North Hyde
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
What happens if it’s left?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and finishes neatly against the masonry. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in North Hyde, the repair is bigger than a sealant job.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What affects the cost of sand mastic
Every job gets its own quote. This is what makes a difference:
- Whether the work is at height
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- The amount of work
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Any previous sealing or DIY work
- The problem you’ve noticed
- Any access issues, like height or stairs
We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or send us an email with the details and send pictures if you have them.
What happens on the day
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on how many windows in most cases. In North Hyde, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- Clear the area around the work
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area

Different surfaces, different methods
Sash and case windows
Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.
Brick reveals
Loose mastic comes out and deep gaps are packed before the new mastic goes in.
Aftercare tips
So the new joints stay in good condition:
- Ask the planning authority about consent for listed or conservation-area homes
- Don’t paint over the new mastic
- Go gently near the mastic when preparing windows
- Look over the window mastic once a year
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
