Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking, and access in Kingston upon Thames is something to talk through when you book.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Damaged stone surrounds
  • Putty and glazing repairs
  • Decisions on consent for listed homes

If in doubt, call 0345 464 0079 or email us and we will say what we think.

What we seal

  • Period & listed homes
  • Tenement windows
  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Sash and case windows

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Sort the mastic before the decorators arrive
  • Leave the new mastic unpainted
  • Avoid heavy scraping on the mastic joint
  • Do not run silicone over sand mastic

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

Common questions in Kingston upon Thames

Is Kingston upon Thames in your area for sand mastic?

Yes. We work across London and the South East, and Kingston upon Thames is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.

Can parking be tricky for a visit in Kingston upon Thames?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is sand mastic better than silicone for my windows?

It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take a few hours per window, depending on the condition of the joints. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Kingston upon Thames. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Kingston upon Thames homes and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Hampton Court Palace (about 1.8 miles south-west) are a reminder that the area around Kingston upon Thames has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of St Luke include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like St Luke's CofE Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Do you need sand mastic in Kingston upon Thames?

Sand mastic slowly weathers. It hardens, cracks and starts to come away on the stone or timber.

The problems people normally mention when they call are:

  • Cement or filler used on old window joints that has cracked
  • Draughts and rain around sash boxes
  • Open joints round the window box
  • Cracked mastic round a front door frame

If you let a flat or house near Kingston station, older sash windows in a rental need their mastic kept sound to keep the weather out.
