Sand mastic in London Fields

About our sand mastic in London Fields

Across London Fields, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. Common call-outs are for mastic that needs renewing before redecorating and mastic dropping out of the joint, across timber door frames, period & listed homes and sash and case windows.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check the mastic when you check the paintwork
  • Have rotten timber repaired before new mastic goes in
  • Avoid heavy scraping on the mastic joint
  • Renew mastic before redecorating the windows

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. In London Fields, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work

FAQs for London Fields

Is parking a problem for a job in London Fields?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you cover London Fields for sand mastic?

Yes, London Fields is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in London Fields.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

When will the new mastic be hard?

It forms a skin fairly soon, then hardens over a longer period. Timing depends on the weather and the joint.

Where do you work from?

Mr Mastic is based in Crawley. We cover London Fields and the rest of Greater London.

Signs you need sand mastic in London Fields

Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.

Keep an eye out for these signs:

  • Crumbling sand mastic round a window
  • Gaps round a timber door in stone or brick
  • Modern sealant on a period surround
  • Weathered mastic on the most exposed windows

For site and facilities teams at buildings such as Gayhurst Community School, the mastic around its windows and doors needs looking after like any other building’s.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • Whether the sealant suits the joint
  • The length of the guarantee
  • Whether VAT is included

What we cannot put right

It helps to know what we cannot do:

  • Putty and glazing repairs
  • Masonry that needs repairing
  • Whether work needs listed building consent

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before you book.

Surfaces we seal

  • Period & listed homes
  • Stone surrounds
  • Brick reveals
  • Timber door frames
  • Sash and case windows
  • Tenement windows

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What the job involves on each surface

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

Timber door frames

A neat sand mastic joint round a front door suits a period home.
