Sand mastic for homes and businesses in Noel Park
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on timber door frames, sash and case windows and brick reveals, and people most often call us about gaps round a timber door in stone or brick and window mastic to renew ahead of painting.
London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, which is when draughts and damp patches appear in homes in Noel Park.
Big or small, you get the same one-year guarantee in Noel Park and across Greater London.

Yes, Noel Park is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.
Do you work for landlords with property near Alexandra Palace station?

Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can I choose the sealant colour?
Generally, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Noel Park.
Frames and glazing around Noel Park
In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book. With historic houses such as Bruce Castle (about 1.2 miles east) nearby, there’s older building stock in the area around Noel Park as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Homes close to Church of St Mark include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. As a London address, Noel Park can be tricky for parking: let us know about parking bays, permits or a driveway.

When something else is needed
Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It won’t solve:
- Masonry that needs repairing
- Cracked or broken glass
- Rotten sashes, sills or window boxes (a joiner’s job)
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.
What we seal
- Brick reveals
- Stone surrounds
- Tenement windows
- Period & listed homes
- Sash and case windows
- Timber door frames
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Plan mastic work ahead of painting
- Ask a joiner to look at soft timber first
- Take care around the mastic when scraping paint
- Do not run silicone over sand mastic
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per window, depending on the condition of the joints. For a job in Noel Park, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- Mention if the joints have been sealed before
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks

Advice
How the job changes by surface
Sash and case windows
Sash windows are where we do most sand mastic work. We renew the mastic round each box.
Stone surrounds
The stone is treated with care while raking out the old mastic.
Leave it or put it right?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. In a flat in Noel Park, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
What you get with us

- We’re fully insured
- Sanitary silicone with an anti-fungal additive in wet areas

Common problems we fix in Noel Park
Shallow joints are a common cause. Mastic that is too thin cracks and drops out, which is why we pack deep voids first and get the depth right.
Common reasons people contact us include:
- Gaps where the frame meets the masonry
- Mastic dropping out of the joint
- Draughts and rain around sash boxes
- Old cement repairs round a window that have failed
If you look after a building such as Noel Park Primary School, the mastic around its windows and doors needs looking after like any other building’s.
