Sand mastic for homes and businesses in Heron Quays

A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. Typical jobs include mastic dropping out of the joint and gaps round a timber door in stone or brick, across tenement windows, period & listed homes and brick reveals.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, which is when draughts and damp patches appear in homes in Heron Quays.

Big or small, it’s backed by our 12-month guarantee in Heron Quays and across Greater London.

Do you need sand mastic in Heron Quays?

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

If you can see any of these, it’s time to have the joints looked at:

  • Weathered mastic on the most exposed windows
  • Cracked mastic round a front door frame
  • Gaps between timber frames and stone or brick
  • Tired mastic found when preparing windows for paint

Heron Quays is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

10 questions to ask before you book

Windows and doors in Heron Quays

Historic houses like Queen's House (about 1.7 miles south-east) are a reminder that the area around Heron Quays has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

If you live in an older home near St Peter's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Seven Mills Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Crumbling stone or brickwork round the window
  • Planning or listed building consent (your local planning authority decides)
  • Putty and glazing repairs

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Common questions in Heron Quays

Can parking be tricky for a visit in Heron Quays?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can you help a landlord with a rental near Canary Wharf station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and shaped to suit the surround.

How long does sand mastic take to go off?

It forms a skin fairly soon, then hardens over a longer period. Timing depends on the weather and the joint.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long does the job take?

Typically it takes a few hours for a single window, longer for several. Bigger jobs take longer.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Quotes for sand mastic in Heron Quays

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • The size of the job
  • Any working-time requirements on site
  • Whether there’s mould to deal with

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The type of property
  • If someone has resealed it before
  • The problem you’ve noticed
  • How we’d reach the joints

The process

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. In Heron Quays, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

How to prepare

Advice

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Avoid patching sand mastic with silicone
  • Check with your local planning authority if your home is listed
  • Ask us before painting near the mastic
  • Avoid heavy scraping on the mastic joint

Do not touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Why act early in Heron Quays

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
