Sand mastic in Vanbrugh Park Estate
Across Vanbrugh Park Estate, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. Common call-outs are for failed mastic on an exposed elevation and draughts and rain around sash boxes, on timber door frames, period & listed homes and tenement windows.
Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Common questions in Vanbrugh Park Estate
Can parking be tricky for a visit in Vanbrugh Park Estate?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Is Vanbrugh Park Estate in your area for sand mastic?
Yes, Vanbrugh Park Estate is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is consent needed for window work on a listed home?
Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
How long does sand mastic take to go off?
A skin forms quite soon, but full hardening takes longer. We will explain what to expect before we leave.

How we quote for sand mastic
For a quick quote, just ask. The main things that affect it are:
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- When we can work, for business premises
- Access and height
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- The type of property
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
What sand mastic looks like in Vanbrugh Park Estate
In a converted house or block, who looks after the windows depends on the lease, so check that before you book. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as St John the Evangelist's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. As a London address, Vanbrugh Park Estate can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.
What happens on the day
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. In Vanbrugh Park Estate, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in

Honest limits
It helps to know what we cannot do:
- Decisions on consent for listed homes
- Masonry that needs repairing
- Sashes that rattle, stick or won’t open
If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.
Joints and surfaces we work on
- Period & listed homes
- Brick reveals
- Tenement windows
- Sash and case windows
- Stone surrounds
- Timber door frames
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Sort the mastic before the decorators arrive
- Find out about consent before window work on a listed home
- Do not paint over the new mastic
- Clear gutters so water does not pour onto the windows
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Do you need sand mastic in Vanbrugh Park Estate?
Some old mastic was never deep enough. A thin layer does not hold well, which is why we pack deep voids first and get the depth right.
These are the problems we’re asked about most:
- Mastic worn away on windows facing the weather
- Draughty sash windows at the surround
- A silicone bead on a sash window that spoils the look
- Old cement repairs round a window that have failed
Schools such as Wildwood Montessori School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Who turns up on the day
- What guarantee comes with the work
- Whether they’re fully insured
- Which colour the sealant will be
