Sand mastic for Brook Green homes and businesses

Sand mastic in Brook Green, done properly

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we will advise if you are redecorating. Common call-outs are for open joints round the window box and wind and rain getting in round a sash window, on brick reveals, sash and case windows and tenement windows.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

All our work comes with a one-year guarantee.

What we do, step by step

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for a single window, longer for several, and we explain the cure time before we leave. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Get any rot dealt with first
  • Don’t run silicone over sand mastic
  • Renew mastic before redecorating the windows
  • Leave the new mastic unpainted

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

Is parking a problem for a job in Brook Green?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We will explain what to expect before we leave.

How much does sand mastic cost in Brook Green?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Different surfaces, different methods

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair so it’s worth checking responsibilities.

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • Which sealant suits the joint
  • Access and height
  • Mould in or behind the old joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • Any previous sealing or DIY work
  • The type of property
  • What’s wrong with the joints now

Want a quote for sand mastic? Please call 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What happens if it’s left?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What sand mastic looks like in Brook Green

In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. With historic houses such as Kelmscott House (about 0.8 miles south-west) nearby, there’s older building stock in the area around Brook Green as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
