Need sand mastic in Collier Row?

Sand mastic in Collier Row, done properly

Across Collier Row, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. Common call-outs are for weathered mastic on the most exposed windows and window mastic to renew ahead of painting, on period & listed homes, tenement windows and sash and case windows.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Collier Row as anywhere.

Big or small, you get the same 12-month guarantee.

Collier Row homes and the weather

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Rise Park Infant School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Romford station, any sash windows need sound mastic to keep draughts and rain out. As a London address, Collier Row can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on how many windows in most cases. In Collier Row, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Common questions in Collier Row

I let a flat near Romford station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Do you cover Collier Row for sand mastic?

Yes, Collier Row is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll send you a clear quote.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

How do I get a quote for sand mastic in Collier Row?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What should I tell you?

A short description and the location, plus photos if you have them. We will ask anything else we need to know.

What is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and finished to sit neatly against the masonry.

How long will you be here?

Typically it takes a few hours per window, depending on the condition of the joints. Bigger jobs take longer.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. All the old silicone is removed first so the mastic beds in well.

Why it’s worth doing now in Collier Row

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Collier Row, the repair is bigger than the sealant job would have been.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Quotes for sand mastic in Collier Row

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

When you contact us, these details help:

  • The problem you’ve noticed
  • The rough size of the job
  • Whether it’s a home or a business
  • A few photos by email, if you can

To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Decayed frames that need repair
  • Crumbling stone or brickwork round the window
  • Decisions on consent for listed homes

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Period & listed homes
  • Sash and case windows

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Check with your local planning authority if your home is listed
  • Make sure water runs off the sill
  • Plan mastic work ahead of painting
  • Inspect the joints round the windows every year or so

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.
