What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. In a London area like Collier Row, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Let us know about parking restrictions
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed

What else we do in Collier Row
Collier Row homes and the weather
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.
Historic houses such as Hare Hall, about 1.7 miles east, show how far back building around Collier Row goes, and older homes nearby need a sealant that suits their walls. As a London address, Collier Row can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Common questions in Collier Row
Can you do window mastic in Collier Row?
Yes. We work across London and the South East, and Collier Row is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Can parking be tricky for a visit in Collier Row?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you guarantee window mastic?
Yes. Each job is covered for 12 months, inside or out.
Can I paint over the new sealant?
Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
How much does window mastic cost in Collier Row?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
When to call us in Collier Row
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
Any of these means the joints need attention:
- White mastic on grey or black frames
- Black, perished sealant on frames
- Leaking joints at the ends of sills
- Whistling draughts around closed windows
Schools such as Rise Park Infant School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
Before you book anyone
- Whether all the old sealant comes out first
- How the colour is chosen
- What insurance they hold
- What product goes in the joint
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Quotes for window mastic in Collier Row
We do not publish a price list. The quote depends on:
- Whether the work is at height
- The number and length of the joints
- The type of sealant required
- The old material and how stubborn it is
What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before we start.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- The rough size of the job
To get a quote, call 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Do not aim a pressure washer at the joints
- Make sure the drainage slots aren’t blocked
- Look round the frames every year or so
- Avoid harsh chemicals near the mastic
Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
