Sand mastic in Hanger Hill, done properly

We work across Hanger Hill renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. We work on timber door frames, stone surrounds and tenement windows, and people most often call us about patchy fillers round a sash window and mastic round period door frames that has failed.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, which is when draughts and damp patches appear in homes in Hanger Hill.

You’re covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Hanger Hill and across Greater London. We can quote a run of properties together.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Frames and glazing around Hanger Hill

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

For landlords with property near Acton Main Line station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you live in an older home near Church of the Ascension, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

When to call us in Hanger Hill

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.

Keep an eye out for these signs:

  • Draughty sash windows at the surround
  • Mastic that needs renewing before redecorating
  • Gaps between timber frames and stone or brick
  • Mastic worn away on windows facing the weather

Hanger Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

10 questions to ask before booking

What affects the cost of sand mastic

We don’t publish a price list. What we look at:

  • The amount of work
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • How we’d reach the joints
  • The type of property

Every job is quoted individually, so start by telling us what you need. Just phone 0345 464 0079 or send us an email with the details, and photos are welcome.

Common questions in Hanger Hill

Can you help a landlord with a rental near Acton Main Line station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Is parking a problem for a job in Hanger Hill?

Parking in Hanger Hill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

What guarantee comes with the work?

Our one-year guarantee covers every job, sand mastic included.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Can you replace silicone on a period window with sand mastic?

Yes, we do this often. The old silicone has to come out completely so the mastic beds in well.

Can I paint the new mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

How the visit works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per window, depending on the condition of the joints. In Hanger Hill, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

Related advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep sills and gutters clear so water drains away
  • Do not run silicone over sand mastic
  • Check the mastic when you check the paintwork
  • Have rotten timber repaired before new mastic goes in

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Sash cords, weights and draught-proofing of the sashes
  • Decisions on consent for listed homes
  • Masonry that needs repairing

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.
