New build mastic for homes and businesses in Hanger Hill
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant generally lacks. If you are dealing with worktop and upstand sealant coming away and new-build shower sealant that has already split, we can help, whatever the surface.
London homes range from new-build flats to period conversions with new floors laid over old boards. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Hanger Hill as anywhere.
Every job is covered by our 12-month guarantee.

How the job changes by surface
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out and baths are filled before sealing.
What we are called out for in Hanger Hill
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
People usually contact us after spotting one of these:
- Cracked sealant around new window and door frames
- Worktop and upstand sealant coming away
- Cracks appearing as a new home settles
- Messy sealant that spoils new finishes
If you’ve bought a new home near Acton Main Line station, the sealant around baths, showers and frames is worth checking in the first year or two.

Questions from Hanger Hill
I let a flat near Acton Main Line station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.
Is Hanger Hill in your area for new build mastic?
Yes. Our work covers London and the South East, and Hanger Hill is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear price.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours for most snagging lists, longer for a run of plots. We will give you a better idea when we quote.
Why does sealant fail so quickly in new builds?
Lots of new homes see sealant crack early, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can I send you my snagging list?
Yes. Send us the sealant items on the list, with pictures if you can, and we’ll quote. We’ll flag anything that needs another trade.
What colour sealant will you use?
It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before work begins.
Will you just run a new bead over the existing one?
No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.
Leave it or put it right?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Hanger Hill, the repair is bigger than the sealant job would have been.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
Why us?
- You choose the colour before work begins
- More than 20 years in sealant work
- Anti-fungal silicone where joints get wet
- White, clear, grey or another colour, product permitting
What new build mastic looks like in Hanger Hill
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.
Hanger Hill is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Damaged fittings that need replacing
- Deciding who is responsible under a builder’s warranty
- Leaking fittings rather than failed sealant
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.
Joints and surfaces we work on

- Windows & doors
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Photograph failed sealant before it’s redone
- Get a leaking seal dealt with right away
- Keep water off fresh sealant until it has cured
- Open a window or run the fan after bathing
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

How it works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours in a single home in most cases. In Hanger Hill, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
