New-build mastic & snagging in Acton Green, Greater London
Our applicators work in Acton Green on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Sealant that never bonded to the surface
- Sealant work across a run of new homes
- Gaps between new skirting and floors
Common problems we fix in Acton Green
Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.
Look out for any of the following:
- Sealant that never bonded to the surface
- Skirting joints opening in the first winter
- Kitchen sealant that has pulled off the wall
- Untidy sealant flagged on a snagging list
As a London address, Acton Green can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

New build mastic in Acton Green, done properly
For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. If you have worktop and upstand sealant coming away and cracked sealant around new window and door frames, we can put it right, on plot handovers, show homes and skirting & floors alike.
New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Joints and finishes in Acton Green homes
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.
For new homes near South Acton station, it’s worth checking the sealant early, while snags are still fresh.

Work for landlords, hotels and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Do not wait for the house to settle if water is getting through
- Do not seal over failed sealant yourself
- Wait for the cure time before using a resealed shower
- Clean sealant with mild detergent, not abrasives
Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.
How the visit works
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a few hours in a single home, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Acton Green. A visitor permit or a nearby bay makes the visit run more smoothly.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Getting ready for the visit
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in

Advice
Questions from Acton Green
Can you do new build mastic in Acton Green?
Yes. Our work covers London and the South East, and Acton Green is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we’ll send you a clear quote.
Is parking an issue for new build mastic in Acton Green?
Parking in Acton Green, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
My new home is still under warranty. Should I contact you?
Report it to the builder first while you are covered. Once that is done, or if they will not put it right, we will cut it out and reseal it.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is there a guarantee?
Yes. Every job comes with a 12-month guarantee.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
Different surfaces, different methods
Windows and doors
On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.
Kitchens
As a new house dries, worktops and walls shift a little, which opens gaps along the back. We reseal them with a flexible sealant.
What happens if it’s left?
DIY kits don’t solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Acton Green, the repair is bigger than a sealant job.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
