Floor joint sealing in Acton Green

Floor joint sealing in Acton Green

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on wet room & bathroom floors, thresholds and tiled floors, and common reasons people get in touch are gaps opening between the floor and skirting and chipped and open joints in warehouse floors.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How it works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes a few hours, depending on the length of joint, and we tell you how long to leave it before we go. In Acton Green, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Can you reseal concrete floor joints in an industrial unit?

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job, wherever you are.

How long does the job take?

As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Larger jobs naturally take longer, and we will say how long yours will take.

Do you offer different sealant colours?

Most of the time, yes. We will explain which colours are available.

Do you seal floor joints in bathrooms and kitchens?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone in a colour to suit.

Will I be able to paint over the new joint?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.

What we can’t put right

It helps to know what we can’t do too:

  • Leaks from a failed tanking system
  • Subfloor problems that need a flooring contractor
  • Concrete repairs beyond the joint

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Thresholds
  • Skirting boards
  • Commercial floors
  • Tiled floors
  • Concrete floor joints
  • Wet room & bathroom floors

What we are called out for in Acton Green

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits, which is why so many skirting joints look broken.

The problems people normally mention when they call are:

  • Worn sealant at door thresholds
  • Open gaps along the bottom of skirting boards
  • Dirt and water collecting in open floor joints
  • Failed seals where bathroom floors meet baths and panels

Letting a property close to South Acton station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions to ask before booking

  • Whether the sealant suits the joint
  • How hidden problems are handled
  • Which colour the sealant will be
  • How long to leave it before use

What floor joint sealing looks like in Acton Green

Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent.

Community buildings like All Saints are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Ark Priory Primary Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.

Wet room and bathroom floors

In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone.

Why it’s worth doing now in Acton Green

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for floor joint sealing

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • The size of the job
  • Whether the work is at height

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy
  • Where the property is
  • How we’d reach the joints

For a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. You’ll have a clear quote before work begins.
