Acton Green External Mastic
We cover Acton Green for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Joints where the bead has come unstuck
- Gaps where render, brick and frames meet
- Rigid filler in a joint that should flex
External mastic in Acton Green, done properly
Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what access is needed. If you have old sealant gone brittle and cracked and failed sealant between panels on a façade, we can put it right.
Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
We also work for property managers and facilities teams. We can quote a run of properties together.
What happens on the day
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints

Common questions in Acton Green
Is Acton Green in your area for external mastic?
Yes, Acton Green is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.
Is parking an issue for external mastic in Acton Green?
Parking in Acton Green, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
What is a movement joint?
Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move and needs a flexible seal, not mortar.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can you seal joints between render and window frames?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Why it’s worth doing now in Acton Green
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Acton Green, the repair is bigger than a sealant job.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What external mastic looks like in Acton Green
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Hogarth's House (about 0.9 miles south) nearby, there’s older building stock in the area around Acton Green as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Schools such as Ark Priory Primary Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. As a London address, Acton Green can be tricky for parking: let us know about parking bays, permits or a driveway.

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Show decorators and builders where the movement joints are
- Avoid pressure-washing directly into sealant joints
- Act on the first splits you see
- Don’t let climbing plants root in the sealant
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.
What sealant work can’t fix
To be straight with you, there are a few things sealant will not fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
What we seal
- Façade panels
- Joints between brick and frames
- Copings & trims
- Concrete & block
- Brickwork movement joints
- Render & cladding joints
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Common problems we fix in Acton Green
Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Signs it’s time to call us include:
- Movement joints filled with mortar instead of sealant
- Cracked joints where brick meets render or frames
- Weeds or debris growing in open joints
- Sealant pulling away from one side of the joint
Rented homes near South Acton station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
