New build mastic in Park Royal

New build mastic for homes and businesses in Park Royal

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. We are often asked to deal with shower seals failing in the first year or two and gaps between new skirting and floors, on kitchens, show homes and windows & doors.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover.

Our work is backed for twelve months.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

How the job changes by surface

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for most snagging lists, longer for a run of plots. In Park Royal, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed

Advice

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

New build mastic around Park Royal

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For new homes near Harlesden station, it’s worth checking the sealant early, while snags are still fresh.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Structural cracks in walls or ceilings
  • A tray or bath that is not properly supported, until it’s fixed

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

What affects the cost of new build mastic

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Which sealant suits the joint
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, ring 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
