Sand mastic in Enfield, done properly
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. If you have old cement repairs round a window that have failed and mastic that needs renewing before redecorating, we can put it right.
London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Leave it or put it right?
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Enfield, the repair is bigger than a sealant job.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How to look after the new joints
So the new joints stay in good condition:
- Check the mastic when you check the paintwork
- Get any rot dealt with first
- Clear gutters so water does not pour onto the windows
- Go gently near the mastic when preparing windows
Don’t run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.
Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.
When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- Sashes that need overhauling
- Decayed frames that need repair
- Damaged stone surrounds
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

How the visit works
Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. In Enfield, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints

Windows and doors in Enfield
With historic houses such as Forty Hall (about 1.3 miles north-east) nearby, there’s older building stock in the area around Enfield as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.
For landlords with property near Enfield Town station, any sash windows need sound mastic to keep draughts and rain out. In the older streets around Church of St Andrew, the joint between an old wall and a newer frame is generally the first place rain gets in.

Water gets into small cracks in the mastic and pushes it out. Windows facing the weather tend to go first.
Common reasons people contact us include:
- Cracked mastic round a front door frame
- Old cement repairs round a window that have failed
- Mastic that needs renewing before redecorating
- Silicone on a period window that looks wrong
Schools such as Enfield Grammar School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Enfield questions
Is parking a problem for a job in Enfield?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Do you cover Enfield for sand mastic?
Yes, Enfield is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
What exactly is sand mastic?
Sand plus a binder based on linseed oil. It’s built up in the joint by hand and shaped to suit the surround.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. The old silicone has to come out completely so the mastic beds in well.
