Need sand mastic in Lea Bridge?

Sand mastic in Lea Bridge

Traditional burnt sand mastic that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. If you are dealing with mastic dropping out of the joint and draughts and rain around sash boxes, we can put it right, on brick reveals, period & listed homes and stone surrounds alike.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, which is when draughts and damp patches appear in homes in Lea Bridge.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to a full day, depending on how many windows. In Lea Bridge, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. In a flat in Lea Bridge, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us and we’ll give you an honest view and a quote.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Cracked or broken glass
  • Sash cords, weights and draught-proofing of the sashes
  • Planning or listed building consent (your local planning authority decides)

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

  • Timber door frames
  • Tenement windows
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Keep sills and gutters clear so water drains away
  • Check the mastic when you check the paintwork
  • Go gently near the mastic when preparing windows
  • Plan mastic work ahead of painting

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

Frames and glazing around Lea Bridge

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Lea Bridge is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you live in an older home near St Matthew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Signs you need sand mastic in Lea Bridge

Timber frames move with the seasons. The movement cracks the mastic little by little.

The problems people normally mention when they call are:

  • Cement or filler used on old window joints that has cracked
  • Silicone on a period window that looks wrong
  • Wind and rain getting in round a sash window
  • Window mastic to renew ahead of painting

If you look after a building such as Southwold Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Before you book anyone

  • Who turns up on the day
  • How long to leave it before use
  • Whether the sealant suits the joint
  • What happens if they find a problem under the old sealant
