Regrouting in Grange Mills

Regrouting for homes and businesses in Grange Mills

Regrouting is usually paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We’re often asked to deal with grout in a colour the owner wants to change and grout washed out of a shower, on shower walls, bathroom floors and tiled floors.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Grange Mills, that is a good reason to put tired sealant and grout right early.

What sealant work cannot fix

It helps to know what we can’t do too:

  • Waterproofing that has failed below the tiling
  • A leaking shower valve or waste
  • Tiles that are loose or hollow behind

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Joints and surfaces we work on

  • Bathroom wall tiles
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms

Looking after it afterwards

Aftercare is simple:

  • Check the corner silicone every few months
  • Wipe or squeegee the shower walls
  • Open a window or run the fan to clear steam
  • Give the walls a quick rinse after use

Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need regrouting in Grange Mills?

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Most people get in touch when they notice one of these:

  • Grout that’s cracking and breaking up
  • Stained grout that cleaning will not shift
  • Splashback grout that has darkened
  • Grout that makes sound tiles look old

Schools such as Henry Cavendish Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the quote in Grange Mills

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Which sealant suits the joint
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • The rough size of the job

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

Grange Mills is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near Balham station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to a full day, depending on the area. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Grange Mills. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

Advice

Questions from Grange Mills

Is parking a problem for a job in Grange Mills?

Parking in Grange Mills, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Can worn sealant in a flat in Grange Mills cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Is resealing included with regrouting?

Normally we do both. Grout and sealant do different jobs, so we renew both and include it in your quote.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Surface by surface

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

Corners and edges

Edges are resealed while we are there, so the whole area is finished together.
