Streatham Regrouting

Our applicators work in Streatham on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.

  • Grout that is cracking and breaking up
  • Stained grout that cleaning will not shift
  • Grout in a colour the owner wants to change

Regrouting in Streatham

Regrouting in Streatham, done properly

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on wet rooms, tiled floors and bathroom wall tiles, and the jobs we see most are grout that makes sound tiles look old and grout stained black or orange that won’t clean.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

FAQs for Streatham

Can parking be tricky for a visit in Streatham?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

I live in a flat in Streatham. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.

What guarantee comes with the work?

Every job comes with our one-year guarantee.

When can I use the shower again?

We’ll tell you on the day. The wait depends on the products and conditions so please stick to it.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What if some of my tiles are loose?

If tiles are loose, something behind them has usually failed. Regrouting alone isn’t the answer and we’ll say so before going ahead.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a shower enclosure, longer for a whole room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Move anything stored near the joints

How we quote for regrouting

We do not publish a price list. What we look at:

  • The type of sealant required
  • The old material and how stubborn it is
  • Any mould that needs treating
  • When we can work, for business premises

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • The rough size of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep harsh bleach and acid cleaners off the grout
  • Have loose tiles looked at early
  • Look at the sealant in the corners now and then
  • Stick to mild products for cleaning grout

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough so early action pays.

Regrouting in Streatham: local notes

London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

If you let a flat or house near Streatham station, stained grout drags a rental down, and regrouting between lets puts that right. Homes close to St Leonard's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. As a London address, Streatham can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Why it’s worth doing now in Streatham

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Streatham, the repair is bigger than the sealant job would have been.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
